SMALL COMPUTER MODELS
We have found that Sketchup is a very useful quick modeling tool to use. For this small job, we created a highly detailed Sketchup model then exported sections for details that were finished in Microstation to create CD's from. This is an efficient method for small works, which saves times and energy in the design process. While it is not totally accurate in all aspects, it gives the Client a "true" impression of what they can expect to receive. It helps to have all of the equipment pieces chosen beforehand.

LARGER COMPUTER MODELS
Though I make no claim to be an expert in REVIT, my skills are always improving. My experience most recently has been in Management of Mega-Projects where my concerns were with correction of detailing and working with the 4D and 5D aspects of procurement and delivery scheduling, as well as construction scheduling.Â
However, with "Microstation", I have more thatn 25 years of experience.

PROFESSIONAL SERVICES

CONCEPTUAL DESIGN
What are we going to do here?
Quantify and clarify needs, purpose and Scope, including Budget. Address the expectations and how to realistically meet them with mutual benefit.Â
Loose sketches and renderings are the result.

SCHEMATIC Â DESIGN
Getting the Ideas flowing
As-builts and accurate measuring of existing conditions begins this phase. Still working by hand and adding quick cadd work (sketchup) can accurately predict and anticipate the direction of the Design to ensure Client comprehension and satisfaction. Multiple solutions are studied and presented for Client to choose from. The Client direction to Designers at this point is crucial as it determines all following work.

DESIGN DEVELOPMENT
Identify Issues and provide Solutions
After the Client chooses the Schematic Direction, we begin developing the Design layout "to scale"; first by hand drawing, then input into CADD. All major decisions are made during this phase and are "general". For example, it can be decided that an elevator is necessary, and an industry average size footprint is chosen. However, the exact elevator to be purchased is not finalized yet and Final plans must be adjusted slightly when the exact model is chosen.

FINAL DESIGN
Getting Ready for Construction!
Construction drawings document all anticipated details and products (with accurate sizing) to be used during construction. Details are dimensioned and coordinated to be consistent and correct, reflecting the field conditions. Disciplines are coordinated and drawings are ready for Permit and Construction.

CONTRACT AND CONSTRUCTION ADMINISTRATION - (DURING CONSTRUCTION PHASE)
Tracking Money, Schedule and Quality
Contract Administration regulates the flow of money to the Contractor, and is used to quantify Progress Payments.
Construction Administration tracks the job progress and ensures timely activities happen at the appropriate time, with necessary adjustments that do occur during Construction.
